What's New in Your HOA?  


Theft in the Neighborhood

Recent reports have come into the HOA Office regarding missing patio furniture.  One family had a bench, two chairs, two foot rests, and a small table, all in natural finish mahogany wood stolen off the front patio.  The Homeowner was going to make a police report but wanted neighbors to be aware that this was occurring.  Please be mindful of your surroundings and pay attention to people you don't recognize and unusual activity.  Don't be afraid to call 9-1-1 to report suspicious activity.  If nothing wrong is happening there is no harm in having the situation checked out.


OPENINGS ON THE CIVANO 1 NEIGHBORHOOD 1 ASSOCIATION

BOARD OF DIRECTORS

President, George Luis and Secretary, Andrew Speakes resigned from the C1N1 Board on Wednesday, May 28, 2008.  In accordance to the community By-laws, the remaining Board Members are seeking to appoint two new Members.  In order to be considered for a seat on the Board, not necessarily President or Secretary, you must be a current homeowner in good standing.   This means you must be on the deed to a property in Civano and not have any current unresolved violations or be delinquent in your homeowner assessments.

If you wish to volunteer to be considered for appointment to the Board of Directors, please contact Lexi in the HOA Office at 546-3862 or via e-mail to hoa@civano1.com.  If you have questions regarding what a Board Member does or what is expected from a Member of the Board, feel free to call and ask.

THE COFFEE MORNING GROUP IS TAKING A COFFEE BREAK!

Beginning in May, the Coffee Mornings will be held only on Saturdays from 8 to 10 a.m.  Daily coffee will resume in the fall.


Did Ya Know?

Who is Responsible for Wall & Fence Maintenance when walls are shared with common areas?  The answer is in your CC&Rs:

5.2.15.5  Notwithstanding the forgoing and, unless otherwise expressly agreed in writing by the Association, in the case of walls or fences: (a) between Common Areas and Lots or Parcels; or, (b) situated on Common Areas within or adjacent to a Lot or Parcel, the Owners and Occupants of such Lots or Parcels shall be responsible, at their expense, for all maintenance, repair, painting and replacement thereof.  Further, unless otherwise approved in writing by the Board, any wall situated generally between a Lot or Parcel and Common Areas shall be situated entire upon such Lot or Parcel, and not upon the Common Areas, immediately adjacent to the boundary line between the Lot or Parcel and the Common areas.


In plain English, the Homeowners are responsible for wall and fence maintenance even if there is common area on the other side..


HOA CONTACT PROTOCOL

There have been some recent issues where Homeowners have approached Board Members or Committee Members directly seeking HOA action.  In September of 2007, the Board of Directors made a motion that passed unanimously to set the proper protocol for Civano residents to make contact with the HOA, Board, and its Committees and it reads as follows:

 

  • Protocol for Contacting the HOA and/or Board of Directors

There is only one protocol for contacting the HOA. If a homeowner has a problem or wants to get a message out to the Board Members, they shall no longer send information directly to individual Board Members. New protocol that will be strictly enforced is that all communications must go through The Manager’s Office.

 

MOTION:         To make the protocol that all information must first to go through Ms. Hamblin. Motion was seconded. Discussion ensued.  Motion passed unanimously.

The reason that the Board put this policy in place is so that information could be properly disseminated and followed through. 

There are many ways to contact the HOA and Homeowners are welcome and encouraged to use the method they are most comfortable with.

Getting on the HOA Agenda

Issues that need to be addressed as official agenda items must be turned in to the HOA Management office two weeks prior to the Board Meeting.  There is an open forum that always proceeds the business portion of the Board Meeting where Homeowners can address brief items but for items that need to be discussed at length or for issues that have accompanying documentation or would require a vote of the Board, 2 weeks prior submission is required. 

So, if you have an issue that will take up a significant amount of time or requires that Board Members review related documentation, please turn in agenda items by the 2nd week of each month.

  • BOARD OF DIRECTORS MEETING (Open)                   Tuesday, July 22, 2008, at 7:00 P.M. in the Activity Center   Agenda items are due in the HOA Office by Tuesday, July 8th.
  • HOA Work Session (Open)

Not scheduled at this time

  • Design Review Committe                                 Thursday, July 10, 2008, at 6:00 PM, Activity Center

    Applications to be reviewed at the next meeting are due on or before June 30, 2008.

  • CC&R Committee
The CC&R Committee meets monthly in the Activity Center.  Homeowners may attend by invitation only.   

Please be sure that your property is in compliance with the Civano Governing Documents. The most common issues of non-compliance have been improper parking, weeds, desertbroom, and trash/recycle containers not concealed properly.
